How It Works

You send us basic information about the property, including a few photos if you have them. We review it, do our own research on the neighborhood and the comps, and reach out within [VERIFY: response time, examples include "two business days" or "the same week"] with either a fair offer or an honest answer about why the property is not a fit. If you want to move forward, we close on a timeline that works for you. No agent, no listing, no staging, no showings.

Houses We Buy

We are not looking for one specific kind of property. We are looking for houses where a fast, direct sale makes more sense than a traditional listing. That includes a wide range of situations.

Houses that need significant repairs. Roof, foundation, plumbing, electrical, water damage, dated systems. The condition that scares most buyers is the condition we are built for.

3. We Make An Offer

After the walkthrough, you get a written offer based on the real condition of the home. No fine print, no last-minute changes. The number we send you is the number we close on.

4. You Choose The Closing Date

If you accept, we work with a local title company and close on a date that works for you. Some sellers want to close in two weeks. Others need ninety days to figure out next steps. Either way, the timeline is yours.
